What I do: I use a crawlspace robot with an HD camera and bright lighting to safely inspect every corner, capturing clear visuals and documenting problems other inspectors can't reach. You get a detailed report with HD photos, giving you full confidence in what's beneath your home.
Why it matters: Many builders only offer a one-year warranty, and hidden defects often don't show up until after you've lived in the home for several months. A warranty inspection helps identify issues-such as foundation cracks, roof leaks, plumbing defects, or electrical concerns-before your coverage expires, saving you from paying out of pocket for costly repairs later.
Reveal hidden issues before they cost you thousands. I utilize the industry-leading FLIR C5 handheld thermal camera to deliver high-resolution imaging both inside and outside the property. This tool helps me detect problems invisible to the naked eye-before they become expensive repairs.

What I do: I use a digital radon monitor to measure radon gas levels over 48 hours. Results are fast and reliable. I bring the radon monitor to your home 48 hours prior to the inspection so you receive the results with your inspection report.
Why it matters: Clean water is essential for everyday living. Even city water can contain unsafe levels of lead, bacteria, or chemicals, and private wells may carry additional risks. Contaminated water can affect your health, your plumbing system, and your appliances.
What I do: I collect water samples from the home using A professional test kit. It will be sent to a lab to cover over 100+ parameters. Feel free to ask for more information.
Why it matters: CO leaks are often caused by faulty ventilation, cracked heat exchangers, or blocked flues-issues that can go unnoticed until it's too late.
What I do: I will use a professional-grade monitor to check for unsafe CO levels near gas appliances, fireplaces, HVAC systems, and attached garages—included in your inspection if you are connected to gas. Why it matters: Homes built before 1978 may contain lead paint or dust. Even small amounts of lead dust can lead to serious health risks, especially in children.
What I do: During your inspection, I use EPA-recognized kits to test samples that I will collect. Results will be included in your home inspection report. Be advised that sampling requires the removal of some paint.
